We’ll gather at our office in Scotch Plains to discuss your desired location and home needs. Before booking your appointment, keep in mind that the process of identifying and building a home can take up to a year. Once we’ve learned about your wants and needs, we work with you to identify the ideal property that takes all aspects of how you want to live into consideration. We can budget your house and make selections with an accurate estimate before we even start the design process! This includes everything from lot size, elevation, access routes and environmental factors to neighborhood/community makeup and beyond. This enable us to more accurately outline the process with an estimated cost range for building your home.
- FIND YOUR LOCATION
Once your desired location is found, we do a thorough site inspection and city planning/zoning assessment. We work to factor in sewer, water, utility and permit needs to avoid any unforeseen challenges that could delay the project. This may include any necessary demolition, major grading, and removal of any trees, boulders or other environmental challenges that could add costs or time to the project. Once we’re confident that all aspects have been considered, we draft a contract to purchase the land. Taking all these needs into pre-purchase and project scope consideration enables us to create building plans and a design while keeping your budget in mind for your future home.
- NEW HOME DEVELOPMENT
Armed with the detailed analysis of the purchased property, we sit down with you again to focus on the details of your wants and needs in your future home. We then create the plans modifying yours or our plans and design options to find the one that best fits your vision. Our next step is to work with you to change, adjust, and refine that floor plan to meet your specific personalized desires.
- TRACK THE HOME BUILDING PROGRESS
You’re now the boss! You’ll be invited to view the proposed building schedule in our project management program to customize items for your home. This is when we work with you to easily make decisions on interior and exterior finishes to create your one-of-a-kind forever home. Not sure what materials are best? Hire Clarissa Taylor, a designer who works closely with our team. She’s an excellent resource and can get your kitchen and bath layouts started early.
During the building process, you’ll be responsible for making important decisions for your future home through our project management program.
